Interview with Candace: Getting To Know to Her…
What led you into the real estate business?
I have been told by many friends and relatives to consider real estate over the years. I always had the idea in the back of my mind to pursue a career in real estate, however, I never did anything about it since I was gainfully employed with America West Airlines, our local hometown airlines (now US Airways). When I became disenchanted with the direction of the airline industry, I decided that the time was right to make the move.
Since I love helping people, and I’m very technology savvy, I thought my talents would best be put to use as a virtual assistant. After doing some research, I saw potential in the real estate industry. My thought was to create a portal that would allow the clients, and all professionals involved in the real estate transaction, to log on and see the transaction files, documents, etc. To achieve this goal, I needed to learn more about each aspect of the real estate transaction.
In doing so, I began working for my first Broker in 2004 and obtained my Arizona Real Estate license that same year. After spending time learning how the transaction was handled from start to finish. I became very comfortable the entire real estate process and worked as a marketing/transaction coordinator for our office. The combination of my outgoing personality and technological expertise into real estate, I ventured into real estate sales in the Phoenix real estate market.
Briefly define your market area, and why you chose the brokerage that you did?
My market area is the metropolitan Phoenix area which consists of several surrounding towns and cities. I work in the entire metro area of Phoenix, although my focus is on the east valley where I have resided since 1974.
Gilbert is one of the fastest growing communities and continues to amaze me with our population growth in the last ten years. Check out Why do 1,000 new residents move to Gilbert, Arizona each month?
I worked with my first broker and eventually moved to Home Smart Real Estate in December of 2007. With my licensed with HS, we offer a full range of real estate services for all your real estate needs. It’s a smart move with HomeSmart.
On January 14, 2000 HomeSmart Real Estate announced its Grand Opening to the Phoenix marketplace with only two Agents. A reputation for advanced technologies soon followed. As a result, HomeSmart rapidly developed into one of Arizona’s fastest growing Real Estate brokerages. With a commitment to its Agents and Clients, HomeSmart grew to over 1700 Agents, and Franchises in Arizona and California by 2007. The company is built around technology so that I have available to me the cutting edge tools, a professional meeting and working environment, and efficiencies that would give me more time to focus on my Clients and their business. HomeSmart continues to be a leader in the Real Estate industry by implementing technologies that empowers me as a professional to provide the most effective services available to my Clients.

Please talk about your greatest success stories on both a personal and professional level.
My most rewarding personal success story (which most parents can attest to) is being a parent to my three children. I am very blessed to have three mature and responsible children ranging from ages 17 - 28 years old.
On a professional level I would have to say that my first year in real estate was a tremendous success. I was able to handle a total of 42 closed transactions totaling $12,331,700 in sales volume. The following year I personally challenged myself to successfully list one property per week for the whole year. I achieved this goal (by total listings, if not one each week).
What are the biggest challenges that you are facing in your market today?
The market today in the Phoenix metro area is definitely different than my first two years. Currently we have nearly 48,000 single family homes on the market based on Southeast Valley Regional of Realtors Association MLS.
The biggest challenge in Phoenix market is educating clients on the market conditions and the importance of helping them understand that this market is different than previous years. Home sellers must be educated as to the importance of being priced correctly, as we currently have a 17.6 month supply of homes in the Phoenix area. If they are serious about selling their home, they must be prepared to price aggressively.
How do you generate the majority of your business?
I do extensive marketing online with many syndications that showcase my sellers properties. Continually seeking other syndications that will gain greater Internet exposure for my listings, and of course, exposure on my Phoenix Arizona Real Estate Homes blog. I have the highest quality of online search tools for buyers and investors to search out the entire Multiple Listing Service on both sites.
www.PhoenixArizonaRealEstateHomes.com and www.ArizonaHomeCentral.com
I work with quality photography equipment to bring light and expression to all my photography work. I provide marketing material and always looking into new and innovative ways to market my clients homes.
Also available are services of a reputable professonals to prepare your home for the market. Whether it would be for pre home inspection, handyman services or home staging with Rooms Rearranged by Debbie Wheeler.
I am always on the edge of creative new ideas which in turn appeal to the consumers and prospective sellers. I have a referral base and word of mouth that allows new or old clients. My online presence brings me much of my success and leads today.
In addition, I also have a website at CandaceRobinson.com, continually seeking other syndications that will gain greater Internet exposure for my listings, and of course, exposure on Active Rain.
