The theme is “Silver Bells: 25 Years of Tradition.” The parade will commemorate the Arizona Centennial by inviting Centennial representatives from Phoenix’s Human Services Department to act as grand marshals and lead the parade.

The parade starts at 7 p.m., but spectators are encouraged to arrive early to claim a spot and can bring chairs, blankets, snacks and non-alcoholic beverages. Those who can’t attend can watch the parade at 4p.m. Sunday on Channel15 (KNXV).

When: 7 p.m. Saturday, Dec. 3.

Where: Parade route runs along Central Avenue from Montebello Avenue to Camelback Road and then heads east on Camelback to Seventh Street where it heads south to Indian School Road.

Selecting the Home Warranty Company is key.

Once the sale is final and you have something that has broken for example the water heater or existing appliance in the home, this is where the home warranty would come into play and it would be repaired or replaced depending on the policy. There are different plans and policies per Home Warranty company. You will want to be sure when picking out your policy, all the fine print has been read. Some items are unclear and you will want to understand the terms of your policy, your Home Warranty you choose will also come with a representative that will be able to answer all your questions clearly. The Home Warranty representatives I’ve worked such as Home Warranty of American and Old Republic with have known their policies from beginning to end. My clients have been very happy with their services and policies.

In selecting a Home Warranty company you should consider several factors:

1.  Select a Home Warranty company licensed by the state in which you are purchasing your home. The Department of Insurance is the government agency for Home Warranty companies.  Check with the licensing agency about any registered complaints against the company.

2.  Select a Home Warranty company that service fee that is within your budget. The service fee much like the policys varies per Home Warranty company.  The service fee is the flat fee charge when a repair person is called out to service your item in which needs repaired or replaced. This fee is disclosed typically on the brochure or website of most Home Warranty companies.

3.  Be sure to read through the policy offered by the company to determine if it covers the exact items you want protected. An example, one company’s standard coverage may include refrigerator repairs or replacement, while another company might require a supplement or rider to the policy to cover this item. Reading the fine print and asking questions of the company representative is always best to understand exactly what you are receiving from the Home Warranty company.  Be aware as your read the fine print to see if the policy that you choose has any caps to the policy coverage.

4.  Take an inventory of your home appliances, digital photos, serial numbers and make/models for your personal records. This is also be helpful for your home owners insurance policy. Keep this on file, make notes of all the items in which you are protecting so you have it accessible with your Home Warranty policy when and if you have to make a call for a repair.
